Here are some questions to consider:

  • Open vs. closed floor plans: Do you want a wide, open living area where the kitchen, dining, and living room flow together, or do you prefer clearly defined spaces? 
  • Bedroom placement: Is the primary bedroom separated from the secondary bedrooms for privacy, or are they clustered together for convenience? 
  • Kitchen location: Is it close to the garage for easy unloading of groceries, or is it central to the living and dining areas for hosting? 
  • Outdoor living spaces: Does the plan include porches, decks, or patios that connect easily to indoor rooms? 

By starting with the big picture, you’ll quickly see whether a floor plan aligns with your lifestyle.

 

Step 2: Understand the Dimensions

Dimensions are the measurements that bring scale to the design. They tell you the length and width of each room, as well as the overall size of the home. This step is essential because something that looks spacious on paper may feel very different in reality.

When reviewing dimensions, keep these tips in mind:

  • Room sizes: Compare the listed dimensions to your current home. For example, if your existing living room is 15’x18’, you’ll know exactly how a similar-sized space will feel. 
  • Furniture fit: Think about your furniture—will your king-sized bed fit comfortably in the primary bedroom? Can your dining table fit in the dining space? 
  • Ceiling heights: Some plans list ceiling details. A 9-foot ceiling creates a different feel than a vaulted or 12-foot ceiling. 
  • Total square footage: While total square footage is helpful, how the space is divided matters even more. A smaller home with a smart layout can feel larger than a bigger home with wasted space. 

Pro tip: Use a tape measure to map out a room’s dimensions in your current home or even on the floor of an empty space. This gives you a physical sense of the scale.

A great house plan has a natural flow that makes living in it comfortable and efficient.

Here’s what to look for:

  • Entryway experience: Does the front door open into a welcoming foyer, or does it lead directly into the main living area? 
  • Traffic patterns: Are high-traffic spaces like the kitchen, mudroom, and laundry room positioned for convenience? 
  • Privacy zones: Is there a clear separation between public areas (like the living room) and private areas (like bedrooms and bathrooms)? 
  • Indoor/outdoor connection: Do living areas flow easily to outdoor spaces for entertaining or relaxing? 

Flow often makes the biggest difference in how a home feels day-to-day. Even if the layout and dimensions look good, poor flow can make a house feel awkward or cramped.
