At Sullivan Design Company, we’ve been watching which house plans make people stop scrolling and start dreaming. From modern farmhouses that make your heart skip a beat to craftsman designs that feel like a warm hug, these are the homes that have folks across the country (especially in the southeast) saying “YES, that’s the one!”
Ready to fall in love? Here are the 14 designs that keep flying off our virtual shelves:
1. Oak Hill
Oak Hill has long been a customer favorite here at SDC House Plans. The 2,869-square-foot plan draws you in with an open, inviting floor plan and a luxurious master suite. A formal dining room off to the right of the front door can easily be converted into a cozy home office, especially since you already have a sweet little breakfast nook adjacent to the kitchen.
Other features customers love include:
- A sneaky walk-in pantry
- Large wet bar
- Spacious screened porch and terrace
- Second-floor recreation space with porch access
Fun fact: HGTV loved our Oak Hill 2 upgrade so much they picked it for their 2022 Smart Home in Wilmington, NC. We added a master wet bath, extra deck space, a dedicated home office, and even a nifty package drop zone.
2. Windsong Cottage
This one’s personal, folks. Windsong Cottage was our very first stock plan to get nationally featured! At 1,927 square feet, this farmhouse with its dreamy wrap-around porch has found homes in neighborhoods from coast to coast.
What makes it special? Those four flexible bedrooms that adapt to whatever life throws at you. Home office? Check. Guest room? Absolutely. Art studio? Why not! Plus, if you decide you need more space down the road, Windsong practically begs to be expanded.
3. Belwood
Belwood is one of our most desirable single story house plans. Belwood’s 2,800 square feet flow like a dream—from that jaw-dropping great room and dining area right into a kitchen that’ll make you want to actually cook. Three bedrooms tucked away for privacy, plus a bonus room above the garage that could be anything your heart desires. Home office? Kids’ playroom? That craft room you’ve been promising yourself? Done and done.
4. Sabal Palm Cottage
Don’t let the “modest” 2,302 square feet fool you—Sabal Palm Cottage packs a serious punch. That sweet facade hides a surprisingly spacious open floor plan and a first-floor master suite that feels like your own private retreat. It’s perfect for families who want room to breathe without breaking the bank, offering ample front and rear porch space for outdoor entertainment and extra recreation space upstairs for the kids.
5. Forestdale
Some houses just have personality, and Forestdale is one of them. Those big front and back porches? They’re basically saying “come sit a while” before you even ring the doorbell. Families go crazy for the bonus room above the garage, the formal dining space for those special occasions, and a kitchen that flows into an adorable breakfast nook and sunroom combo.
6. Silverhill 3
Who says you need a mansion to live well? This 1,777-square-foot bungalow is everything you need and nothing you don’t. Three spacious bedrooms that don’t feel cramped, an open floor plan that makes the space feel twice as big, and that screened-in back porch with double-door access from the master? Silverhill 3 checks all the boxes.
7. Amberview Way
Sometimes the best layouts are the ones that give everyone their space. Amberview Way nails it with a split-bedroom design that keeps the luxurious master suite separate from the other bedrooms—perfect for parents who want their morning coffee in peace. That open floor plan flows beautifully, and the rear-facing breakfast nook is the perfect spot for lazy Sunday mornings.
Oh, and don’t forget that bonus room above the garage!
8. Landis Lane
This quaint beauty knows how to make an impression. We’re talking about a kitchen so gorgeous you’ll want to frame it, a master suite with his-and-hers closets (because sharing is overrated), and a freestanding soaking tub that’s basically begging for a glass of wine and a good book. At 2,339 square feet with 3 bedrooms and 2.5 baths, Landis Lane is the perfect size for families who want to feel fancy every day.
9. Greenfield Cottage
Here’s a house that refuses to be underestimated. At just 1,501 square feet, Greenfield Cottage lives like a much bigger home. That walk-in pantry with a barn door? Adorable AND functional. The drop zone for all your daily chaos? Genius. A walk-up attic? Practical as all get up! And if you want to add a second-floor bonus room, the addition is super easy.
10. Laurel Bay
Inspired by our Oak Hill 2 HGTV Smart Home, Laurel Bay is what happens when modern farmhouse style gets everything right. That kitchen-living-dining flow is pure magic—seriously, you’ll never want to leave. The master suite’s bay window perfectly frames your backyard view, and upstairs, that gathering space with vaulted ceilings is where memories get made. At 3,339 square feet with four bedrooms, there’s room for everyone to spread out and space for everyone to come together.
11. Everton
Everton proves that traditional doesn’t mean outdated. At 2,427 square feet, this beautiful, functional design features stunning coffered ceilings in the dining and great room, a large open floor plan, a nice little walk-in pantry, and a little extra space above the garage. And that master suite with his-and-hers closets means no more morning closet negotiations.
12. Bayview Classic
Featured in Coastal Living magazine, Bayview Classic is the kind of home that grows with your family. This 3,992-square-foot family home doesn’t just have space—it has spaces. A formal dining room for special occasions, practical spaces for everyday life (a home office, a large laundry room, and separate his-and-hers closets, etc.), and a large recreation room upstairs where the kids can be kids.
13. Neuse River Cottage
A craftsman-inspired gem, Neuse River Cottage gets the open living plan right, with two bedrooms on the first floor and two more upstairs, plus a large bonus room that could be anything you need it to be. At 3,105 square feet, it’s that perfect balance of cozy and spacious, with a separate dining room for when you want to do dinner right.
14. Oak Grove
Large families, this one’s calling your name. Oak Grove’s 3,667 square feet of open floor plan is entertaining heaven. That kitchen island is generous enough for homework, meal prep, and holiday baking marathons. The master suite is basically a retreat within your retreat, complete with a soaking tub, walk-in shower, and a closet so fancy it has its own island.
